That is when the fixing has to go into the concrete slab above, or into the gypsum bulkhead that hides the AC duct — and a bulkhead is a hollow box, not a wall. Screw a heavy blackout curtain into 12 millimetres of board and it will pull out, usually taking a strip of ceiling with it. We tap and test first, use ceiling anchors rated well beyond the fabric weight, or move the fixing back to the slab where the board cannot be trusted. Where the developer left a curtain pocket, we use it and the track disappears completely.

How Many Windows
One bedroom window is a single call-out. A whole two-bedroom apartment is a morning, and the per-curtain rate drops accordingly — it is always cheaper to do the lot in one visit than to call us back three times.
Wall, Slab or Bulkhead
A rod on a solid wall is quick. A ceiling-mounted track into a concrete slab, a rated fixing into a gypsum bulkhead, or a double rail carrying sheer and blackout takes longer, so it sits at the upper end of the range.
Width and Height
Standard apartment windows are one fitter with a stepladder. Wide living-room spans need extra brackets, and villa double-height glass needs a taller ladder and two people — worth mentioning when you send the photos.
What to Know Before You Hang Curtains in Dubai
Check the building before you check the fabric. Most managed towers in Dubai — Marina, JLT, Downtown, Business Bay, JVC, Dubai Hills — require a work permit before a contractor drills a single hole, along with the company’s trade licence and insurance, and many restrict drilling to weekday working hours so the neighbours are not woken on a Saturday. It is a day of paperwork, not a week, but it is the reason so many curtain jobs get postponed at the last minute. Tell us the tower name when you send the photos and we start that clock for you.
Then look up. In a modern Dubai apartment the glass usually runs from the floor to the ceiling, which is beautiful and completely useless for hanging a curtain: there is no wall above the frame. The rail has to go into the concrete slab, or into the gypsum bulkhead that boxes in the AC duct — and that bulkhead is hollow board, not masonry. A line blackout curtain screw into 12 millimeters of gypsum will tear out and take a strip of ceiling with it. The right answer is a rate ceiling anchor, or moving the fixing back to the slab, or using the curtain pocket the developer already built into the ceiling, in which case the track disappears entirely and the fabric looks like it grows out of the ceiling.
Where you do have a wall — villas in Arabian Ranches, The Springs, Mirdif, Al Barsha and the older Jumeirah and Bur Dubai buildings — the geometry rule is simple: fix the rail ten to fifteen centimetres above the window and run it fifteen to twenty centimetres past each side, so the curtain stacks clear of the glass when open and seals the edges when closed. And think about the sun: a west-facing Marina or JBR apartment takes the full afternoon glare off the water, so most homes end up on a double track, a sheer for daytime privacy and a lined blackout behind it for the heat and for sleeping past sunrise.
Curtain Repair and Rail Re-Fixing
Not every job starts from scratch. Curtain repair in Dubai is half of what we do: a track that has pull out of a bulkhead and taken a lump of ceiling with it, gliders that have snap, a roller blind whose chain has jump its mechanism, a rod that needs shortening for a narrower window in the new flat. There is no wall above my window. Where does the rail go?
Into the ceiling. If your apartment has a curtain pocket built into the ceiling, we run the track inside it and the hardware disappears completely.
